Why Owners Coat Instead
Restoration keeps the building running and the budget intact.
Lower Energy Bills
Rejects solar heat instead of absorbing it, reducing HVAC load on the building below.
Leak Protection
Cures into a seamless, fully waterproof membrane with no seams for water to find.
Extended Roof Life
Adds years to the roof you already have instead of replacing it.
Zero Shutdown
No tear-off, no debris, no reportable VOCs. Your building keeps operating while we work.
What This Coating Actually Does
The technology, in plain English.
A water-based ceramic coating engineered with insulative ceramic particles that reject solar heat rather than just reflecting it at the surface.
Manufacturer testing shows it can reduce cooling-related HVAC load by up to 50% on qualifying low-slope commercial roofs. Results vary by building, climate, insulation, and roof condition.
It holds its thermal performance even after the roof surface gets dirty — it does not depend on staying bright white to keep working.
It cures into a seamless, flexible, fully waterproof membrane that resists ponding water.
Rated to withstand 2-inch hail impact.
Performs across a temperature range from roughly -22°F to 212°F, so it handles both hard freezes and blistering summer roof-deck temps.
Water-based with no reportable VOCs — no hazardous fumes and no PPE required during application, so we can coat an occupied building without shutting down operations.
Carries third-party certifications and code compliance including a CRRC rating, ICC approval, California Title 24 compliance, Miami-Dade approval, and ASTM testing. It also meets ASHRAE 90.1 and IECC energy code requirements.
Because it is a rated cool roof, projects may qualify for local utility rebates and can support ESG and decarbonization reporting for corporate property portfolios.
Roofs We Can Coat
Structurally sound? It can almost certainly be restored instead of replaced.
Our Process
Six steps. Written scope before anything gets sprayed.
Free Roof Assessment
We walk the roof, document its condition, measure square footage, and identify every penetration, seam, and active leak. You get a written scope, not a guess.
Surface Prep & Cleaning
We pressure wash and, where needed, apply a specialized roof cleaner that strips surface residue and degraded membrane so the coating bonds to sound material.
Priming
Metal roofs get a rust-converting inhibitive primer that neutralizes active red rust and leaves a corrosion-resistant surface. TPO, PVC, aluminum, and concrete get an adhesion primer. Asphalt and modified bitumen get a bleed-blocking base coat so old asphalt doesn't stain through the finish.
Seams, Penetrations & Repairs
We seal every seam, fastener, curb, and penetration with fiber-reinforced seam sealer and flashing-grade sealants. Active leaks and wet areas get an emergency-grade waterproofing compound that cures even in standing water. Low spots that hold water get slope correction so the roof drains.
Coating Application
We spray or roll the ceramic topcoat at the manufacturer-specified rate. One coat at roughly 20 mils dry film thickness supports a 10-year warranty; two coats at roughly 40 mils supports 15 years. Cure time is 24–48 hours depending on weather.
Final Inspection & Warranty Registration
We verify thickness and coverage, walk the finished roof with you, and register your warranty.
The Full System We Install
This is a system, not a single bucket of paint.
Roof cleaner
Preps weathered single-ply membranes so the system bonds properly.
Rust-inhibiting primer
Converts and passivates active rust on metal roofs in one step.
Adhesion primer
Fast-drying prep for TPO, PVC, stainless, aluminum, copper, and concrete.
Bleed blocker
Elastomeric base coat that stops asphalt discoloration from bleeding through.
Fiber-reinforced seam sealer
Fills and seals seams in one step — no fabric overlay — and flexes with roof movement instead of cracking.
Acrylic and silicone flashing sealants
Protect seams, penetrations, and fasteners; UV and ponding-water resistant.
Slope-correction silicone
A breathable waterproof membrane for standing-water areas and high-movement roof conditions.
Emergency leak repair compound
Kevlar-reinforced, cures underwater, used on active leaks and wet substrates.
Nano-ceramic cool roof topcoat
The heat-rejecting, waterproof finish coat.
All-weather topcoat
A crosslinking acrylic option for extreme conditions and chemical exposure.
Skylight sealer
Clear fluoropolymer coating that protects skylights and translucent panels from UV and abrasion without blocking light.
